One of the biggest challenges in retrofitting traditional buildings is thermal bridging, where heat escapes through materials with high thermal conductivity, such as steel, timber and masonry.

Even in well insulated buildings, thermal bridges can account for up to 30 per cent of heat loss. This inefficiency results in higher energy costs and increased carbon emissions. Additionally, cold surfaces increase the risk of condensation, which can damage structural integrity, particularly in traditional masonry buildings.

Governments in the UK and Ireland are tightening energy performance requirements. The UK’s Future Homes Standard, set to be implemented in 2025, mandates that new homes reduce emissions by 75 to 80 per cent. Ireland’s Climate Action Plan aims for a 51 per cent carbon emission reduction by 2030, with 500,000 homes upgraded to a B2 BER. 

While initially targeting new-builds, this shift underscores the importance of high-performance retrofits, particularly as gas boiler bans for new homes are expected by 2027. Ensuring buildings meet these evolving regulations requires minimising thermal bridging.
